The services provided in Real Estate Appraisal / Evaluation Techniques include (1) The Cost Approach (2) Sales Comparison Approach (3) Income Capitalization Approach. There are several types and definitions of value sought by a real estate appraisal. A business valuation or appraisal is the independent and unbiased process of determining a supportable opinion of the value of a business, business ownership interest, security or intangible asset as of a specified date. Valuations are performed by qualified appraisers (ASA (Accredited Senior Appraiser); CBA (Certified Business Appraiser), and CVA and ABV certified, which are specifically available only to CPAs. They are governed by the Business Appraisal Standards of the Institute of Business Appraisers. Business valuations are often utilized in business sales, financing, shareholder agreements and disputes, divorce, insurance claims, mergers, litigation, partnership buyouts and valuation reports.

Forensic and Certified Public Accountants

Forensic accounting, forensic accountancy or financial forensics involves investigative work by accountants and investigators to uncover information in the books, records, financial statements and electronic financial records of companies, individuals, partnerships and businesses. Forensic accountants often seek to uncover evidence of improper payments and disguised transactions after a bankruptcy or corporate scandal, or to uncover the real earnings of a party in a lawsuit, such as a spouse hiding income or assets to avoid an equitable distribution in divorce. Forensic Accounting experts serve as expert witnesses and forensic consultants in New Jersey legal matters, and provide expert reports and testimony for judges, attorneys, lawyers, law firms, insurance companies and government agencies in Federal and state court trials and arbitrations in New Jersey.

It is the specialty practice area of accounting that describes engagements that result from actual or anticipated disputes or litigation. Real Estate & Business Qualified Mediators

Real Estate and Business Mediators can propose creative solutions or accommodations to resolve issues. The process is less expensive than a prolonged and costly trial. It also provides a feasible economic and time sensitive advantage whereas in a court of law and where the case is public, clients do not know how a judge will render their decision. The matter is controlled throughout the process by both parties and is confidential and no part of the process or anything discussed during it can be used by or against any party if the efforts are unsuccessful and a trial is held.

Certified Arbitrators / Real Estate / Business

As an alternative to mediation, arbitration can be utilized. Arbitrators are typically attorneys or a retired Supreme Court judge. When parties submit to arbitration, they agree to be bound by and comply with the arbitrator’s decision. The arbitrator’s decision is given after an informal proceeding where each side presents evidence and witnesses. There is no discovery and is used as a means to settle a matter in order to avoid the expense, delay and acrimony of litigation. Opinions are not public record.
